Many buyers are looking for the privacy and security that a gated community has to offer. Here in Coconut Grove, there are 15 gated communities to choose from. From Mediterranean villas to sprawling estates, there are many options available. Below I have given a short description of each community as well as a quick market update.

Starting from North Coconut Grove and heading South….

L’Hermitage, Coconut Grove: Located at 2000 South Bayshore Drive, L’Hermitage is the first gated community south of Downtown Miami and Brickell. Situated along Biscayne Bay, these 3 story villas were built in the 1980′s and have been updated over the years. L’Hermitage appeals to buyers who are looking for the comforts of a single family home but the benefits of a “lock and go” condo style residence. The community offers a 24 hour guard, beautiful water features, perfectly maintained landscaping, pool, tennis courts and some boat dockage. There are 9 units for sale in L’Hermitage right now. At $999,000, my listing (Unit 7) is currently the least expensive on the market in L’Hermitage. It is a great opportunity to get into this gated community for under $1,000,000.

Bayshore Villas, Coconut Grove:  Bayshore Villas is located just south of L’Hermitage before Kennedy Park on Bayshore Villas Drive. It is comprised of 25 single family homes which were built in the early 1990′s. There have been no sales in Bayshore Villas this year, however 2 sold last year for $1,325,000 and $2,150,000. As of today’s writing, there is 1 home on the market in this gated community, it is listed for $4,175,000 (by Sapphire Realty).

Longview, Coconut Grove:  Just a little further south lies the gated community of Longview. It was originally the home of Alfred Whitting but in the 1930′s was sold to philanthropist W.T. Grant who lavishly entertained there. In 1937 Mr. Grant donated Longview to the University of Miami and it became the President of UM’s home for the next 37 years. It was the scene of many of the University’s social and ceremonial functions. Today, Longview consists of 10 luxury two-story villas. Common areas of Longview include a 60 foot pool with waterfall and tennis court. It is a great combination of luxury and yesterday’s Coconut Grove. The most recent activity in Longview was my listing last year which closed for $915,000.

Treasure Trove, Coconut Grove: I always get asked about the gated community of Treasure Trove. Its’ grand entrance off of South Bayshore Drive across from Coral Reef Yacht Club is stunning and certainly grabs people’s attention. This beautiful property was once home to just one original residence, but in the 90′s it was divided up into several lots and 10 single family homes were built. There is a back entrance to the property on Tigertail Avenue. There are currently no homes for sale in Treasure Trove and there has been no activity since 2011 when 2485 South Bayshore Drive closed for $1,500,000.

The Cloisters, Coconut Grove: One of the more recently constructed gated communities is The Cloisters located in the heart of Coconut Grove’s village center. This guard-gated community has a tennis court, clubhouse and pool. These tri-level villas offer a large amount of square footage, 2 car garages, elevators, and many have bay views from the rooftop terrace. There were two sales in 2013 in The Cloisters. First was my listing, Unit 1238, which closed for $1,775,000 and second was Unit 307 which closed for $1,625,000. There are currently 2 foreclosure properties in The Cloisters which are under contract, their list prices were $1,295,000. There are currently 3 villas for sale in The Cloisters.

Via Abitare, Coconut Grove:  When you enter the gated community of Abitare you feel as if you have just entered northern California. The dark wood tri-level villas resemble an earthy contemporary style architecture. Some villas have views of the Bay. Via Abitare is located in the heart of Coconut Grove, and units on the northern side have views of The Barnacle State Park from their terraces. There are currently no active listings in Via Abitare. There have been two closed sales this year, Unit 14 sold for $625,000 and Unit 21 sold for $795,000. Broker was Remax.

The Anchorage, Coconut Grove:  Another waterfront gated community sitting just south of Ransom Everglades is The Anchorage. The Anchorage was once home to former Miami Heat basketball player Alonzo Mourning. The last sale in The Anchorage occurred in 2009, 3525 Anchorage Way closed for $6,000,000. There is currently one home on the market in The Anchorage.

Camp Biscayne, Coconut Grove: The rustic guard house of Camp Biscayne disguises the fact that it is one of Coconut Grove’s most exclusive gated communities. Founded in 1903, it was originally a winter retreat for Ralph Munroe who hosted such guests as Alexander Graham Bell, William Rockefeller and Lawrence Mayo. Today, Camp Biscayne consists of 21 homes situated on large, private lots. I currently have the only 2 listings for sale in Camp Biscayne.

• 3506 Main Lodge Drive, also known as “The Tree House” offers walls of glass, modern style architecture and 3,444 square feet of living space on a 15,663 square foot lot. The price was just reduced to $2,450,000.
• 3130 Munroe Drive is a magical bungalow situated on 22,761 square foot lot. This home is priced at $1,450,000.

Hughes Cove, Coconut Grove:  Hughes Cove is home to the who’s who of Miami. The entrance is located at the end of Devon Road off of Main Highway in South Coconut Grove. The last sale in Hughes Cove was last year, 3314 Devon Court closed for $3,100,000. Currently, there are two homes on the market in Hughes Cove. The first is 3316 Devon Court priced at $12,000,000 and the second is 3310 Devon Court priced at $12,900,000.

Four Way Lodge Estates: Four Way Lodge Estates is located on the eastern side of Poinciana Avenue off of Main Highway. Although it offers a 24 hour guard at the entrance, this community is open to the public. There has only been one sale this year in Four Way Lodge Estates. The foreclosure property at 3812 Bayside Court sold for $1,455,000. There is one home for sale in Four Way Lodge Estates.

The Moorings, Coconut Grove:  Further South on Main Highway is the gated community of The Moorings. This is one of the largest gated communities of single family homes in Coconut Grove. Due to its size, you tend to see the most real estate activity in this community compared to the others. The Moorings does offer dock space for its residents however there is currently a waiting list. There have been 2 closed sales in The Moorings this year. 3425 North Moorings Way sold for $2,017,500 and 3885 South Moorings Court sold for $2,900,000. Both were sold by EWM. I have two of the four listings for sale in The Moorings.

• 3431 North Moorings Way is a stunning Mediterranean estate built in 1936 and masterfully restored with the finest finishes, listed at $3,995,000.
• 3437 North Moorings Way which at $2,500,000 is a great opportunity in this gated community.

De Garmo Estates, Coconut Grove:  De Garmo Estates sits at the intersection of Main Highway and Douglas Road and is the former estate of Walter C. De Garmo. If you read the blog, you know that his original home was sold for $2,737,500. There are currently no homes for sale in the gated community of De Garmo Estates and none have sold in 2013.

Ye Little Wood, Coconut Grove:  Ye Little Wood is an enclave of 31 homes in the South Grove nestled along a winding road with a canopy of massive oak trees. It is extremely private and one of my favorite spots in Coconut Grove. There have been 3 closed sales in Ye Little Wood this year, which have ranged in price from $815,000 to $1,540,000. I currently have one of the two listings on the market in Ye Little Wood.

Entrada Estates, Coconut Grove: Located in Coconut Grove’s southernmost point, Entrada Estates is a gated community with public access similar to Four Way Lodge Estates. This year there has been one sale in Entrada Estates. 3600 Stewart Avenue was a short sale and closed for $1,130,000.
